A 3,000 sq ft Category B fit-out therefore usually falls between about £165,000 and £330,000. These are indicative ranges; a survey and drawings produce a fixed price.

What drives the cost?

Five things move the number most: the size of the floor, how many enclosed rooms you need, the specification of finishes and furniture, the amount of mechanical and electrical work, and where the building is. Glass-fronted meeting rooms, feature ceilings and new air conditioning add cost quickly. Reusing ceilings, floors and furniture brings it down.

Cost by type of work

Category A work is mostly ceilings, raised floors, lighting and services, so cost tracks floor area closely. Category B work adds rooms, kitchens and finishes, so cost tracks the brief. Refurbishment varies most, because it depends on what can be kept. Partitioning or ceiling-only packages are often £15 to £35 per sq ft.

Costs people forget

Landlord licence fees and surveyor costs, Building Regulations fees, IT and AV equipment, furniture, moving costs and out-of-hours working premiums are often left out of early budgets. Ask for them to be listed in your quote so nothing arrives as a surprise.
