Who we are
Office Fitout Contractors is the office fit-out service of S&K Property Investments and Improvement Ltd (company number 16932889), part of the S&K Group of construction and property businesses based in Birmingham.
We plan and build office fit-outs, refurbishments and interiors across the UK. Every project is run under one contract with a named project manager, and the work is carried out by our site teams and specialist trades working under our management. That means one point of responsibility for design, programme, quality and safety.

We visit, measure and talk through how your team works. Free and without obligation.
Layout and price
You get test-fit layouts and an itemised, fixed price for each option.
Build
One managed team delivers to programme, out of hours where needed, with weekly updates.
Handover
We walk the space with you, clear snags and hand over certificates and drawings.
The programme
From first site visit to keys in hand
A typical 10,000 to 12,000 sq ft Category B fit-out. The bars overlap because ordering starts before design is finished: glazed partitions and furniture set the critical path.

Site visit and brief
Week 0We walk the floor, measure it, look above the ceiling and below the floor, and read what the lease allows. Free of charge.

Test fit and budget
Weeks 1 to 2Two or three layouts with desk, room and storage counts, each with an itemised budget by trade.
- 03
Design freeze and programme
Weeks 3 to 5Finishes, joinery and furniture signed off, drawings issued and the programme published with a handover date.
- 04
Approvals and ordering
Weeks 4 to 8Landlord licence pack, Building Regulations where needed, and long-lead orders such as glazed partitions placed early.
- 05
On site
Weeks 8 to 20A named manager on the project, weekly progress updates with photos, and noisy work out of hours where needed.
- 06
Handover and aftercare
CompletionJoint snagging walk, certificates, drawings and product information, then a defects period after completion.
Weeks shown are typical. Your programme is fixed after survey and design sign-off.
