Office fit-out questions

How much does an office fit-out cost in the UK?

As a guide, a Category A fit-out costs around £35 to £60 per sq ft and a Category B fit-out around £55 to £110 per sq ft, before VAT. Central London and high-specification projects sit at the top of those ranges. A site survey gives you a fixed, itemised price.

What is the difference between Category A and Category B?

Category A is the landlord's finished, open shell: ceilings, raised floors, lighting and services. Category B is the tenant's own layout, rooms, kitchens and finishes built into that shell.

How long does an office fit-out take?

Most fit-outs of 2,000 to 10,000 sq ft take 6 to 12 weeks on site after design sign-off. Allow extra time for landlord approvals and long-lead items such as glass partitions and joinery.

Do you cover the whole of the UK?

Yes. We deliver office fit-outs across England, Scotland, Wales and Northern Ireland, with site teams mobilised to where the project is.

Is the site survey free?

Yes. The survey and initial layout are free and without obligation.

Can you work while our office is open?

Yes. We phase works, carry out noisy tasks out of hours and keep fire routes and welfare facilities open.

Who carries out the work?

Projects are delivered by our managed site teams and specialist trades working under S&K Property Investments and Improvement Ltd, which contracts with you directly and is responsible for the whole job.

Do we need landlord permission?

Most leases require a licence for alterations. We provide the drawings, specifications and method statements the landlord's surveyor asks for.

Do you handle Building Regulations?

Where works need Building Regulations approval, such as changes to fire escape routes or new washrooms, we arrange the application and inspections.

How do payments work?

Payment stages are set out in your quote and tied to progress on site, so you only pay for work that has been done.

Do you provide design as well as build?

Yes. We can design the layout and finishes, or build to your architect's or designer's drawings.

What happens after the fit-out is finished?

We walk the space with you, fix any snags and hand over certificates, drawings and product information for the building file.

Office fit-out

How long does an office fit-out take?

A 3,000 sq ft Category B fit-out typically runs 6 to 10 weeks on site after design sign-off. Larger or phased floors take longer, and landlord approvals can add 2 to 4 weeks before work starts.

Do you work while we are still in the building?

Yes. We phase the floor, work out of hours on noisy tasks and keep fire routes and welfare facilities open throughout.

What does the price include?

Your quote is itemised by trade, so you can see labour, materials and preliminaries separately. VAT is shown on top.

Category A fit-out

Who pays for a Cat A fit-out?

Normally the landlord, as part of preparing space for letting. Tenants sometimes negotiate a Cat A contribution into lease terms.

Can you strip a floor back to shell first?

Yes. We often combine dilapidations strip-out with a new Cat A finish so the floor goes straight back to market.

Is Cat A finish the same in every building?

No. The British Council for Offices publishes guidance, but each landlord sets its own specification. We work to the landlord's spec sheet.

Category B fit-out

What is the difference between Cat A and Cat B?

Cat A is the landlord's open, serviced shell. Cat B is the tenant's layout, rooms and finishes built into that shell.

Do we need landlord consent for Cat B works?

Almost always. Most leases require a licence for alterations, and we supply the drawings and method statements the landlord's surveyor asks for.

Can you reuse our existing furniture?

Yes. We plan the layout around furniture you are keeping and only supply what you actually need.

Office refurbishment

Can we stay open during a refurbishment?

Yes. We split the floor into zones, work out of hours where needed and keep one zone live at all times.

Is refurbishment cheaper than a full fit-out?

Usually, because services and ceilings can often be retained. The survey shows exactly what can stay.

How disruptive is it?

Noisy work is programmed outside core hours and dust is controlled with screens and extraction.

Office design and space planning

How many people will fit on our floor?

Planning guides use 8 to 10 sq m per person for a mixed office, but the right figure depends on how many people are in on a typical day. We model both.

Do you charge for design?

Initial layouts are included with the survey. Detailed design is priced separately and credited against the build if you go ahead.

Can you work from our architect's drawings?

Yes. We can build to your designer's drawings or produce our own.

Glass partitioning

How soundproof is glass partitioning?

Single glazed systems typically achieve around 30 to 38 dB Rw; double glazed systems reach 45 dB Rw or more. We specify to the privacy each room needs.

Can glass partitions be moved later?

Most systems are demountable, so panels can be taken down and reused when your layout changes.

Do glass walls need manifestation?

Yes. Building Regulations require visible markings on large glazed areas where people could walk into them.
