A Category A (Cat A) fit-out is the base-build finish a landlord provides so a floor can be let: suspended ceilings, raised floors, lighting, heating and cooling, and finished perimeter walls, with no tenant-specific rooms.

Cat A work is usually commissioned by landlords, agents and developers preparing space for a new tenant. The aim is a clean, compliant, open floor that a tenant's own designer can plan into.
We coordinate the ceiling grid, raised floor, lighting layout and mechanical services so the finished shell is ready for Cat B works without rework.

Who pays for a Cat A fit-out?
Normally the landlord, as part of preparing space for letting. Tenants sometimes negotiate a Cat A contribution into lease terms.
Can you strip a floor back to shell first?
Yes. We often combine dilapidations strip-out with a new Cat A finish so the floor goes straight back to market.
Is Cat A finish the same in every building?
No. The British Council for Offices publishes guidance, but each landlord sets its own specification. We work to the landlord's spec sheet.
