Many office fit-outs need Building Regulations approval, especially where works affect fire escape routes, fire separation, accessible facilities, new washrooms, drainage, ventilation or electrical installations. Like-for-like finishes and furniture usually do not.

New partitions that change escape routes or travel distances, alterations to fire-rated walls and doors, new or altered washrooms and drainage, new mechanical ventilation, and structural changes.
Who applies?
The contractor or designer usually submits to building control on the client's behalf and arranges inspections, with a completion certificate issued at the end.
Scotland and Northern Ireland
Scotland uses building warrants under the Scottish building standards, and Northern Ireland has its own Building Regulations; the principles are similar but the process differs.
