How much does an office fit-out cost in the UK?

As a guide, a Category A fit-out costs around £35 to £60 per sq ft and a Category B fit-out around £55 to £110 per sq ft, before VAT. Central London and high-specification projects sit at the top of those ranges. A site survey gives you a fixed, itemised price.

What is the difference between Category A and Category B?

Category A is the landlord's finished, open shell: ceilings, raised floors, lighting and services. Category B is the tenant's own layout, rooms, kitchens and finishes built into that shell.

How long does an office fit-out take?

Most fit-outs of 2,000 to 10,000 sq ft take 6 to 12 weeks on site after design sign-off. Allow extra time for landlord approvals and long-lead items such as glass partitions and joinery.

What we collect

When you use a form, live chat or WhatsApp, we collect the details you give us: name, phone number, email address, postcode, project details and any files you send. We also record the page you enquired from and campaign tags in the page address.

Why we use it

We use your details to respond to your enquiry, arrange a survey, prepare a quotation and carry out any contract you enter into with us. The lawful bases are steps taken at your request before entering a contract, and our legitimate interest in responding to business enquiries.

Who we share it with

Our form processor (Web3Forms), live chat provider (Tawk.to), email and hosting providers (Netlify), and, where a project goes ahead, the site teams and specialist trades working under our management on your project. We do not sell personal data.

Cookies and analytics

We use Google Analytics only if you accept analytics cookies in the banner. Until then, analytics storage is denied. The live chat widget sets cookies needed for chat to work. You can change your choice at any time using the cookie settings link in the footer.

How long we keep it

Enquiries that do not proceed are kept for up to 24 months. Project records are kept for up to 7 years for contractual and tax purposes.

Your rights

You can ask for access to, correction or deletion of your data, object to processing, or ask us to restrict it, by emailing sales@officefitout-contractors.co.uk. You can also complain to the Information Commissioner's Office at ico.org.uk.
