Typical stages
Survey and brief takes about a week. Layouts and design take 2 to 4 weeks. Pricing and landlord licence take 2 to 6 weeks. Construction takes 6 to 12 weeks. Snagging and handover take about a week.
What causes delays?
Late decisions on layout or finishes, waiting for landlord consent, long-lead items such as glass partitions, bespoke joinery and air conditioning plant, and discovering problems above ceilings or below floors.
How to keep to programme
Fix the layout early, order long-lead items as soon as the design is signed off, and start the landlord licence process in parallel with design. A survey that opens up ceilings and floors reduces surprises.
